New South Wales said a Leichhardt flat ad showing Bondi beach views was faked with AI, tools that alter photos. Agency IB Property says no editing happened — it is a $5,000 owner-paid painting on an outside wall seen through windows. The row makes rental ad rules due in early 2027 harder to enforce.
