30-Year Mortgage Rates Hold in 6.4%–6.5% Range for Third Straight Month

Freddie Mac's 30-year fixed mortgage averaged 6.49% for the week ending July 9, 2026, up from 6.43% the prior week. Rates have held in a 6.4%–6.5% band since May. After climbing about 38 basis points (a basis point is one-hundredth of a percentage point) from March's 6.11%, the upward march has stalled — with no sign of a break lower anytime soon.
